The transaction involved a ground lease that is rarely used in apartment development. But the owners, the Elisabeth Awes Separate Property Trust and the Williams Family Trust, wanted to retain the property because annual lease payments equate to a 5.25 percent annual return, said Kevin Nolen at Cushman & Wakefield, which handled the deal.
“The land value was probably $12 million to $14 million,” he said, but the typical return on such a property is typically no higher than 4.75 percent.
